Working Professionals

A five-bedroom HMO was sourced for a client in December 2024 at a purchase price of £158,500. The property was unoccupied and run down, and following a targeted refurbishment of £12,000, it was refinanced in June 2025 at a new valuation of £215,000.

The property is now let to working professional tenants at £470–£520 per room per month, generating around £2,400 gross rental income each month. This example shows how strategic sourcing, refurbishment, and refinancing can quickly create equity and strong cash flow.

Working Professionals & Commercial Lease

A mixed-use property was sourced for a client consisting of a vacant commercial unit on the ground floor with a four-bedroom flat above. Located within a conservation area, the opportunity required planning consent to convert the upper flat into an eight-bedroom HMO.

The commercial unit, which was unoccupied and run down, was purchased for £60,000 and the four-bedroom flat, held on a lease of less than 100 years, was purchased for £150,000. Following refurbishment and planning approval, the flat was successfully converted into an eight-bedroom HMO for working professionals while the shop was leased to an accountancy firm.

The property now generates just under £4,500 gross rental income per month and has achieved an end valuation of £375,000. This example demonstrates the strong returns possible with creative structuring and strategic planning.

Social Housing Lease: 6 Yrs & 11 Months

A property was sourced and purchased for £82,000 with a refurbishment cost of £27,000. After works were completed, the property was refinanced at £150,000.

It was then leased to a social housing provider on a long-term agreement. The provider committed to pay £1,680 per month for four bedrooms with all bills covered, giving the client guaranteed rent for six years and eleven months.

This example highlights how targeted sourcing and refurbishment, combined with a strong leasing strategy, can deliver stable, long-term income and solid capital growth.
